In short

Mamsha Al Saadiyat is a low-rise residential complex by Aldar Properties on the beach in Saadiyat's Cultural District. A 1.5 km promenade runs along the sand, with cafés, restaurants and shops on the ground floor and apartments, townhouses and penthouses above.

It is the only place on the island where a holiday apartment puts both the beach and the Louvre Abu Dhabi within walking distance. Mamsha Beach, formerly Soul Beach, runs along the complex. The apartments belong to individual owners and are rented out by them or by management companies, so quality and house rules vary from one apartment to the next.

Apartment types

  • Studio: one room with a kitchenette, for a couple.
  • 1 bedroom: a separate bedroom and a living room, for a couple or a family with a small child.
  • 2 bedrooms: for a family or two couples.
  • 3 bedrooms with terrace: the largest layout, for a big family or a group.

Facilities differ from building to building, and Aldar doesn't publish a full list, so check the listing for your apartment. We saw no children's playground in the listings.
